Develop conceptual budgets prior to lease negotiations to identify realistic construction costs.
Review and revise budgets during design and engineering process to keep construction documents within budget.
Provide detailed scheduling showing milestones and all work to be performed from pre-construction through client move-in.
Coordinate and schedule client vendors (furniture, telecom, movers, etc.)
Identify long lead items and institute pre-purchase procedures to expedite construction schedule.
Pre-qualify sub-contractors for each individual project.
Create bid packages that ensure the clients get the most competitive prices.
Meet with all qualified low bidders to review the scope of work to ensure there are no discrepancies resulting in additional costs.
Issue purchase orders reflecting each sub-contractor’s responsibility and contractual responsibility.
Expedite building department paperwork for issuance of a construction permit.
Act as a liaison between building management, architect, and the tenant to insure that all building rules and regulations are adhered to.
Create a “long lead/submittal log” to track all materials and equipment needed to complete the project within the construction schedule.
Conduct weekly job meetings to monitor the construction schedule and long lead/submittal log, and resolve open issues for all parties involved to ensure compliance with the construction schedule.
Conduct weekly safety meetings with all sub-contractors for compliance with OSHA and all local building department requirements.
Institute a strict quality control program to insure the client receives a high quality project and to minimize the amount of punchlist work and inconvenience to the clients after move in.
Create a contractor’s punchlist while the trades are on-site to minimize the Architect’s punchlist.
Inspect and test all mechanical, electrical, and plumbing systems to insure compliance with manufacturer’s specifications.
Remove all temporary protection and clean project site to meet clients move-in standards.
Conduct all necessary tutorial classes with clients representatives on the everyday operations of all systems.
Provide a complete set of “as-built” drawings showing any deviations from the construction documents.
Provide a complete set of manuals, catalog cuts, and manufacturer’s specifications to ensure a proper maintenance program.
Provide attic stock on materials and lamps as required.
Obtain all necessary inspections and sign-off’s from the proper agencies.
